Build on what is there.
Use the existing runway, apron and terminal as a starting point. Integrate charging stands, short passenger journeys and vertiports into a phased masterplan.
ContactMy current concept study connects electric regional aviation, renewable energy and real estate. All airport-related consultancy and projects, including the development of this concept for specific sites, are undertaken through airsight GmbH.

I run ruudin alongside my role as Senior Consultant at airsight GmbH in Berlin. My independent practice focuses exclusively on real estate development, feasibility studies and project management outside the airport sector.
Existing buildings, complex sites and mixed-use development are central to this work. All airport-related consultancy and projects are undertaken through airsight GmbH. The airport studies and references shown here illustrate my wider professional background.
Explore the real estate portfolioMy reference model connects regional aviation with wider airport development. Existing infrastructure provides the foundation for a phased transformation.
Use the existing runway, apron and terminal as a starting point. Integrate charging stands, short passenger journeys and vertiports into a phased masterplan.
Align demand, routes and fleet operations. Battery-electric regional aircraft form the core, with eVTOL services supporting selected connections.
Coordinate grid capacity, solar generation, battery storage and charging. Establish energy partnerships and operational availability from the outset.
Develop airport city, logistics, maintenance and other uses around local market demand. Additional income and clearly defined partner roles support financial viability.
The next step combines site screening with pre-feasibility: assess demand, operators, aircraft availability, energy, approvals and financial viability together. Each development phase has its own investment decision.
Reference model by Olaf C. Bünck · V20, 18 July 2026. Target figures are planning assumptions requiring site-specific validation. The target model uses exclusively non-fossil aircraft energy; hydrogen-electric regional aircraft represent a potential later expansion.
Short routes, a clear passenger process and a welcoming place to spend time. The terminal is part of the airport system, bringing operational efficiency and spatial quality together.
Independent real estate advice and project management outside the airport sector form the core of ruudin. The airport and aviation expertise presented below reflects my wider professional experience; all related consultancy and projects are undertaken through airsight GmbH.
Independent advice on how buildings and sites can develop over time. I connect architectural potential, market demand and financial feasibility, with particular attention to existing assets and mixed-use concepts.
The outcomeA coherent development proposition that connects the qualities of the asset with its commercial potential.
Structure complex development projects around clear objectives, responsibilities and decisions. I support the client in coordinating disciplines and keeping scope, costs, programme and project interfaces aligned.
The outcomeA clear project structure, shared priorities and a practical route from the initial idea to implementation.
Airport and aviation consultancy through airsight GmbH.
An integrated consulting approach to transforming existing regional airports, bringing aviation, energy infrastructure and commercial development into one coherent strategy.
The outcomeA site-specific decision framework for partnerships, an initial pilot module and future expansion.
Airport and aviation consultancy through airsight GmbH.
A robust airport development strategy: from demand and operational requirements to spatial planning and a practical sequence of investments.
The outcomeA flexible roadmap for long-term decisions and actionable next steps.
Airport and aviation consultancy through airsight GmbH.
Turn airport land into coherent places. I connect land-use concepts, accessibility and real estate strategy with the requirements of airport operations.
The outcomeA site-specific development concept combining spatial quality with commercial potential.
Airport and aviation consultancy through airsight GmbH.
Advanced air mobility needs a suitable location, effective operating processes and infrastructure that can grow in phases as demand and technology evolve.
The outcomeA practical integration of aviation, architecture, mobility and real estate development.
Consider operations, land, market conditions and objectives together.
Bring planning, mobility and commercial perspectives into alignment.
Define priorities, phases and dependencies to support decisions.

I bring architecture, real estate economics and project management together to help owners develop buildings and sites with a clear purpose.
With a degree in architecture and an M.Sc. in Real Estate Management, I combine design thinking with feasibility analysis and financial assessment. My professional experience spans Europe, the Middle East, Africa and the Americas.
Alongside my permanent role as Senior Consultant at airsight GmbH in Berlin, I run ruudin as an independent practice dedicated exclusively to real estate and project management assignments outside the airport sector. All airport-related consultancy and projects are undertaken through airsight GmbH.
This clearly defined scope ensures that ruudin complements my work at airsight without competing with its services. The ruudin portfolio draws on earlier architectural and real estate studies, selected experience and independent development concepts within this remit.
I support Solar Apron and look forward to being part of its development journey, contributing my experience in architecture, real estate and infrastructure as the initiative moves from concept towards implementation.
Discover Solar ApronTwo Berlin studies demonstrate my approach to real estate: analyse the building and its context, develop a use concept and test the route to implementation.
An architectural study of the former consistory building at Bachstraße 1–2, exploring how an existing modernist structure could be refurbished, extended and given a new mixed-use future.
The proposal combines the assessment of the existing building with an urban analysis of the Hansaviertel and Spree waterfront. It explores retained office floors, a residential extension, flexible layouts and an updated facade with integrated photovoltaic elements.
Architectural concept study developed as a diploma project at Technische Universität Berlin. The images show the proposed design.
A feasibility study for preserving and commercially reusing a listed multi-storey garage: a House of Cars combining classic-car storage, exhibitions, events, hospitality and an office extension.
The study links a heritage-sensitive refurbishment with a complementary new building. Its proposed uses include specialist vehicle storage, a publicly accessible exhibition in the ramp structure, rooftop events, a restaurant and offices.
Feasibility study developed as a joint master's project in Real Estate Management at Technische Universität Berlin. The portfolio presents the study's concept and analysis.
Development options need a delivery structure. The Kantgaragenpalast study brings stakeholder interests, a project programme, contractual interfaces and risk management into the feasibility process. This integrated way of working also informs my independent advisory practice.
The airport and vertiport projects shown in this section relate exclusively to my earlier professional work as an employee of amd.sigma GmbH. They are not projects of ruudin Real Estate Management GmbH and are not presented as services commissioned from or delivered by ruudin. The selected images and project descriptions are included solely to illustrate my personal career history, professional experience and involvement in those projects. Their inclusion does not imply that ruudin owns the projects or the associated image rights.
All current airport-related consultancy and project work that I undertake is carried out through my employment with airsight GmbH. It is separate from ruudin’s independent real estate activities.
Planning experience includes Hamburg, Memmingen, Salzburg and Essen-Mülheim, connecting spatial development with operations and long-term investment decisions.
A masterplan establishes an adaptable development pathway. Terminals, aprons, logistics, access, energy and real estate are treated as an interconnected system.
Terminal, apron and landside concepts developed as a coherent whole, bringing operational requirements, passenger experience and commercial development together.
Stand layouts, terminal organisation, access and adjacent development are coordinated from the outset, with room for phased growth and adaptation.
Modular vertiport concepts within the AMI-FlyingIN2Air context, combining air mobility, terminal facilities, parking and additional uses in one integrated building.
The concept uses existing mobility hubs and reduces additional land take. Infrastructure can evolve in phases as technology, regulation and demand develop.
